Spacebase can act as a data source for the AI apps you already use. Through the Model Context Protocol (MCP), an assistant such as Claude, ChatGPT or Gemini can read your live lease portfolio and answer questions like “which leases expire in the next 12 months?” or “total rent by region this year” directly in its own chat. The connection is read-only. The assistant sees exactly the leases, expenses, documents and accounting data you can see in Spacebase, and nothing else. It can’t change anything in Spacebase.

Connector address

Every app connects to the same address:
Use the address exactly as written, without www. The same address is shown on the AI Connectors page in Spacebase (see Disconnect an assistant).

Who can connect

Connecting an AI app requires the same access as the in-app AI features, plus the Enterprise plan:
  • Company — Your organization is on the Enterprise plan and has the Spacebase AI module enabled. Contact your account manager to turn it on.
  • User — Your account has the Access AI functionality permission. An administrator grants this from User Account & Access Settings.
See Getting access for how the AI module is enabled.
Once both are in place, AI Connectors appears in the Account menu at the top right of Spacebase. You sign in with your usual Spacebase login (password, Google, or your company’s single sign-on) when you connect an app.

What a connected assistant can do

  • Browse and filter leases — Search by name, address, region, city, property type, lease type, rent type, status or expiration window, and sort by rent, cost, square footage or headcount.
  • Open a lease — Pull the full abstract for one lease, including critical dates, options, expense schedules, areas, clauses, custom fields, contacts and headcount.
  • Track critical dates — List expirations, renewal notices, rent adjustments and other deadlines across the portfolio or for one lease, past or upcoming.
  • Analyze expenses — Pull resolved rent, opex and capex records with totals, filtered by lease, location, type and date, converted to one currency.
  • Search your documents — Find specific clauses or language in your uploaded lease documents, with citations.
  • Work with lease accounting — List accounting leases by classification, standard or review status, and read a lease’s accounting history, amortization schedule and journal entries.
  • Answer product questions — Search the Spacebase help articles for how-to answers.
Every result includes links back to the relevant page in Spacebase. The Tools reference lists each tool and its filters.

Example questions

  • “How many active leases do we have in EMEA, and what’s their total monthly rent?”
  • “List our office leases expiring before the end of next year, largest first.”
  • “What renewal notice deadlines fall in the next 90 days?”
  • “Total opex by region for this year, in USD.”
  • “Which leases mention restoration obligations?”
  • “Show me the amortization schedule for the Chicago headquarters lease.”
  • “Download this quarter’s expenses as a CSV.”
  • “How do I add a new lease in Spacebase?”

How your data stays protected

  • Read-only by design. The only permission an AI app can request is Read your Spacebase lease portfolio through AI assistants (read-only). No tool can create, edit or delete anything.
  • Your permissions apply. Results are limited to your current company and to the leases and accounting standards you’re allowed to see in Spacebase. If your role only covers EMEA leases, the assistant only sees EMEA leases.
  • Your login, not a shared key. Connecting an app opens the normal Spacebase sign-in, including SSO, followed by a consent screen. No API key is created or shared.
  • Access expires on its own. A connected app holds a short-lived token that lasts 10 hours and a renewal token that lasts 90 days. Left alone, access ends when the renewal token expires.
  • Every request is logged. Each tool call is recorded with the user, company and tool used.
  • You can disconnect at any time. See below.
The assistant you connect runs on its vendor’s service (Anthropic, OpenAI or Google), so the questions you ask and the answers you receive are handled under that vendor’s terms. Spacebase only returns the data your question needs.

Disconnect an assistant

1

Open AI Connectors

In Spacebase, open the Account menu at the top right and choose AI Connectors. You can also open Account Settings and click AI Connectors.
2

Disconnect the app

Find the assistant in the table and click Disconnect. Its access ends immediately. The next time it tries to read your portfolio it’s told to reconnect.
3

Remove it inside the app

Remove the Spacebase connector in Claude, ChatGPT, Gemini, Claude Code or Codex as well, so the app doesn’t keep asking you to reconnect. See Connect an AI app for where each app keeps its connectors.
The table lists each connected app with the number of Sessions (roughly one per device or installation), when you first Connected it, when it Last renewed its access, and when its Renewal expires. Claude.ai and Claude Desktop share one connection and appear as a single row. Each Claude Code installation appears separately. The page stays available even if your plan, AI module or permission changes, so you can always cut a connection.
