# Lease, property, and file types

> Choose consistent classifications for your agreements, assets, and documents.

Types provide shared choices so your team does not describe the same kind of lease or document in several different ways. Before adding a type, check whether an existing choice already covers it.

Open **Company > Company Settings**, then choose the relevant list.

## Lease types

A lease type identifies the kind of agreement. Click **Create Lease Type** and set both its name and **Contract type**.

The contract type matters beyond the label: Spacebase tracks subleases and owned assets separately in dashboards and reports. Choose the contract type that matches the arrangement, even if your organization uses a custom name for it.

## Property and equipment types

Use **Property Types** for asset classifications such as office or warehouse. Click **Create Property Type**, enter the name, and choose whether to **Display headcount** for that property type. This lets you show headcount for spaces where occupancy is relevant.

When the equipment module is enabled, **Equipment Types** lets you classify equipment in more detail. Click **Create Equipment Type** to add a choice. The built-in **Equipment** property type cannot be renamed while that module is enabled.

## Rent types

Use **Rent Types** to maintain the rent-arrangement labels your team selects on leases. Click **Create Rent Type**, enter the name, and save. The name alone does not enter payment amounts or create an expense schedule; record those terms on the lease.

## Lease file types

Use **Lease File Types** to distinguish documents such as a signed lease, amendment, or floor plan. Click **Create Lease File Type**, enter a name, and save. Select that type when classifying a lease document so readers can identify its purpose.

To edit a type, select its row in the corresponding settings list. If you need to capture another piece of information rather than classify the record, use a [Custom field](/general/company-settings/custom-fields).
