# General company settings

> Understand how area per seat, capacity ratio, and time zone defaults affect your account.

Company settings provide starting values for new leases and users, and control how Spacebase measures space utilization.

To change them, open **Company > Company Settings**, click **Edit Settings**, and save with **Update Company**.

## Default area per seat

Use this value when you know how many seats an office has but need an estimated floor area, or when you know the floor area but need an estimated seating capacity.

For example, at **150 square feet per seat**:

* An area recorded as **20 seats** represents an estimated **3,000 square feet**.
* A **3,000-square-foot** area has an estimated capacity of **20 seats** when Spacebase generates capacity using that value.

The field label follows your account's area units, such as **Default Square Feet Per Seat** or **Default Square Meters Per Seat**. Enter the amount of floor area you allocate to one seat in those units.

New leases inherit this company value for their area-per-person assumption. Capacity estimates use the lease's assumption; manually entered capacity is not replaced by an automatically generated estimate.

> [!NOTE]
>
> Changing the company default also recalculates estimated floor area for existing seat-based areas whose area-per-seat value matches the old default. Areas with a different estimate keep that estimate. This can change reported floor area without changing the recorded number of seats.

## Capacity ratio

Use **Capacity ratio** to account for people sharing seats. Spacebase calculates utilization as:

**Utilization = headcount ÷ (capacity × capacity ratio)**

With 100 seats and 120 people, a ratio of **1** gives 120% utilization. A ratio of **1.5** treats those seats as supporting 150 people and gives 80% utilization. The settings page displays the latter as **1:1.5**.

Choose **1** when each person needs a dedicated seat. A higher value can represent a shared-seat model. Changing this ratio changes the utilization calculation; it does not add seats or change the headcount you've entered.

## Default time zone

Spacebase uses the company time zone as a fallback when setting up a user's account if it cannot determine a valid time zone during activation. Changing it does not replace existing users' personal time zone settings.

To change your own time zone, use [User Account & Access Settings](/general/user-access.md).

## Export settings

Click **Export** on the Company Settings page to download a workbook of company settings. This gives you a copy to review outside Spacebase or compare before and after changes.
